Armour Square is three minutes from our shop. It's a small neighborhood packed with dense two-flats and a storefront strip along Wentworth and Cermak. The housing is tight, the lots are small, and the commercial frontage needs regular upkeep.

The two-flats here have the same issues as Bridgeport. Alley-facing garage doors, rear wooden stairs, and gutters that fill fast. We pressure wash the driveways and gangways, stain the rear stairs, and clean the gutters on a recurring basis for several property owners here.

The storefront strip is where Armour Square is different. The commercial frontage along Wentworth gets heavy foot traffic. That means sidewalk grease, gum, and grime. We use a hot-water unit with a degreaser pre-treatment for the sidewalks. Cold water doesn't break down grease. It just smears it. The hot water lifts it so it rinses away completely.

The window washing on the storefronts is a recurring job. The glass gets dusty and spotted from street traffic and cooking vents. We clean the glass, the frames, and the entry doors. For the awnings, we soft wash them with a gentle detergent. We never pressure wash an awning because the fabric tears.

We push recurring monthly contracts for the commercial properties here. A monthly visit keeps the storefront looking sharp for foot traffic. It's cheaper than a one-time deep clean and the results last longer. We also do holiday lighting for the storefronts in December. We hang C9 LEDs along the awning and around the entry. We use a hot-water pressure washing unit with a commercial degreaser. The hot water is the key. Cold water doesn't dissolve grease. We pre-treat, let it sit, then rinse with hot water at moderate pressure. The sidewalk comes out clean and slip-free.

The storefront glass gets spotted from cooking vents and street dust. We clean it with a squeegee and deionized water. No streaks, no spots. We also wipe the frames and the entry door handles because that's where the grime builds up fastest.

The residential two-flats have alley-facing garages with metal doors that rust and stain. We soft wash those doors with a rust remover, then rinse. If the rust is deep, we tell the owner it needs exterior painting, not just cleaning.
