Snow Removal Contracts for Chicago Property Managers

Automatic dispatch at 2 inches. Sidewalks, entries, lots, and salting across every property you manage, on one seasonal contract.

  • One invoice, every property
  • Before-hours service
  • Fully insured

Why Property Managers Sign Up Early

Chicago averages 37 inches of snow a year, and the calls from tenants start the minute a sidewalk isn't clear. A seasonal contract puts every one of your buildings on our route before the first storm, so nobody has to call anyone at 5 AM.

We're based in Bridgeport, which puts most of the South Side, the South Loop, and the near West Side within 20 minutes of our shop. We route properties in sequence and clear them before the morning commute.

What Every Visit Includes

  • Public sidewalks along every frontage, including corner lots
  • Building entries, stoops, ramps, and front steps
  • Gangways and rear walks to garages and garbage areas
  • Small parking lots and alley approaches
  • Salt or calcium chloride on every cleared walking surface
  • Snow relocation when piles block sight lines, hydrants, or parking
  • Ice dam monitoring on our summer and fall maintenance properties

How the Contract Works

  1. Walk-through in fall. We measure every sidewalk, entry, and lot and note the problem spots: shaded gangways, north-facing steps, and downspouts that dump onto walks and refreeze.
  2. One flat seasonal rate per property. No per-inch billing and no surprise invoices after a big storm.
  3. Automatic dispatch at 2 inches. Contract properties go out in route order. Multiple passes during long storms.
  4. Salt and de-ice. Every cleared surface gets treated so it doesn't refreeze overnight.
  5. Spring cleanup. At the end of the season we wash the salt residue off walks and entries so it doesn't eat into the concrete.

Why It Matters for Your Buildings

Snow that falls at 34 degrees turns into a sheet of ice by morning when the temperature drops to 20. Plowing alone doesn't fix that, which is why salting is part of every visit, not an add-on. A clear, treated sidewalk protects your tenants, your customers, and you.

Frequently Asked Questions

When do you dispatch for snow?

Contract properties are dispatched automatically when snow reaches 2 inches. For long storms we make multiple passes so sidewalks and entries stay clear through the event.

Do I have to call you when it snows?

No. Contract properties are on our route. We're out before your tenants and customers are.

Can one contract cover several buildings?

Yes. We route your properties together and bill them on one seasonal contract, with each address itemized.

What de-icer do you use?

A calcium chloride blend that's gentler on concrete than rock salt and less damaging to adjacent landscaping. We apply it to walkways, entries, ramps, and high-traffic areas.

When should we sign up?

Before November. Contract holders get priority routing, and during a major storm our route is full.
