One Schedule for the Whole Year
Chicago buildings need different work every season. We put every recurring task on one calendar per property, so nothing waits until a tenant complains.
- Spring: salt-residue wash on walks and entries, gutter cleaning after the maple seed drop, window washing, grounds startup
- Summer: rear stair and roof deck staining, paver re-sanding, facade soft wash, weekly grounds care
- Fall: gutter cleaning after leaf drop, roof washing, driveway and lot sealing, snow walk-through
- Winter: automatic snow dispatch at 2 inches, salting, ice dam monitoring
Built for How Chicago Buildings Are Put Together
We know the gangways between two-flats that never see sun and grow algae, the parapet walls that back water into top-floor units when gutters clog, and the rear wooden stairs that take snow and salt all winter. Our plans are written around those problems, building by building.
One Invoice, Every Address
You get one consolidated monthly invoice with each property itemized, so costs are easy to split across owners, associations, or accounts. Portfolios get a lower per-property rate because we route the buildings together.
How We Start
- We walk each property with you or your building engineer.
- You get a written plan and price per property.
- We set the schedule and start with the season we're in.
Frequently Asked Questions
What's included in a maintenance plan?
Whatever each building needs. Most plans combine spring and fall gutter cleaning, window washing, sidewalk and gangway pressure washing, rear stair staining, weekly grounds care, and a winter snow contract.
Can we change the plan mid-year?
Yes. Add a building, drop a service, or change a frequency with a call or email. We update the schedule and the invoice.
Who do tenants or board members contact?
You get one direct number for the crew lead. Real people answer the phone. No phone trees, no hold music.
Do you provide proof of service?
Yes. We send before and after photos for completed visits so you can show owners and boards the work was done.
