Overview & Process
Chicago's climate is brutal on wood. Summer UV grays the lignin, winter freeze-thaw opens the grain, and snow sits on the boards for months. An unstained deck in this climate starts failing in two years.
Deck staining done right is 80% prep and 20% application. We strip the old finish, pressure wash the wood, let it dry to under 15% moisture, sand the fuzz and splinters, then apply two coats of premium stain. We don't skip the prep. That's where a year-later failure starts.
If water beads up, the finish is still working. Once water soaks in, the wood is exposed. Once the UV has grayed the lignin, you're restoring, not maintaining, and that's more labor and more cost.
What Every Chicago Homeowner Should Know
Here's the timeline for a Chicago deck: new cedar or pressure-treated lumber should be stained within 3 months of installation, before the UV grays the surface. After that, the wood fibers oxidize and the stain can't penetrate as deeply. I test every deck with a moisture meter before staining. If the reading is above 15%, the stain will trap moisture and peel within a season. North-facing decks in Bridgeport and Pilsen get less sun, stay damp longer, and grow mildew faster. Those need a stain with mildewcide additive. South-facing decks in Beverly get hammered by UV and need higher UV blockers. Same product line, different formulation. If your contractor uses the same stain on every deck regardless of orientation, they're not thinking about it.

Our 3-Step Process
Deep Wash & Strip
We apply professional wood cleaners to dissolve old failed stain and wash away gray oxidized wood fibers. The deck is pressure washed and left to dry.
Drying & Sanding
Wood must dry 24 to 48 hours to under 15% moisture. We then sand splinters and rough surfaces on steps and handrails. No one gets splinters.
Stain Application
Two coats of premium exterior stain (Ready Seal, Cabot, Armstrong Clark) applied by brush and roller for deep grain penetration. Drop cloths protect surrounding surfaces.
Honest & Transparent Pricing
Deck staining runs $2.50 to $5 per square foot. Strip, wash, sand, two coats. A 200 sq ft deck lands around $500 to $1,000. Multi-tier decks with spindles and railings cost more. Call (217) 722-5379 for an on-site estimate.
Why Choose Moe Maintenance
Prep Is 80% of the Job
We strip, wash, dry, and sand before a drop of stain goes on. Skip the prep and the finish fails in a year. We've seen it.
Moisture Tested
We don't stain wet wood. The deck dries to under 15% moisture before application. Stain on wet wood peels.
Premium Stains Only
Ready Seal, Cabot, Armstrong Clark. Commercial-grade products that penetrate the grain, not big-box thin coats that sit on top.
Two Coats, Not One
Two coats for even coverage and longer life. One coat looks good for a season. Two coats last 2–3 years on horizontal surfaces.

Service FAQs
How often should a deck be stained in Chicago?
Transparent and semi-transparent stains last 2–3 years on horizontal surfaces (which take more sun and snow). Solid stains and paints last 3–5 years. South-facing decks with full sun exposure may need more frequent attention.
How long after pressure washing must a deck dry before staining?
Wood must dry 24–48 hours of clear, dry weather so internal moisture drops below 12–15%. We test with a moisture meter before applying stain. Stain on wet wood traps moisture and peels.
Can you turn a painted deck back into a natural wood stain?
If the deck has heavy solid paint, complete restoration to natural grain requires extensive sanding and chemical stripping. We evaluate every deck on-site and recommend the most cost-effective path.
What stain brands do you use?
We use commercial-grade products: Ready Seal (semi-transparent oil), Cabot (semi-solid and solid), and Armstrong Clark. These penetrate the grain and outlast big-box retail stains significantly.
